APPLICATION PROCESS

Welcome to the Center of the Universe! We are looking forward to the possibility of your joining our community. Here is an outline of our application process, to begin after touring one of our communities and speaking with our manager.

1. COMPLETE APPLICATION. Applicant acknowledges that their application will not be processed until all applications have been received for the group applying to lease the property. Each applicant will need to complete a separate application. 

2. FINANCIALS. Applicant acknowledges that their lease will require initial payment of security deposit, first month's base rent, move-in fee, utilities fees as well as pet, parking and/or storage rents if applicable. Your security deposit is equal to 90% of your first month's rent. Your non-refundable move-in fee is equal to 10% of your first month's rent. Applicant also acknowledges that they will be assuming ongoing (usually monthly) rent and fees. These include base premises rent, utility reimbursements fees, and if applicable, parking, pet and/or storage rents as indicated in the lease. If your lease start date begins on a date other than the first of a month, your total rent and fees will be prorated on the second month of your rental term. 

3. HOLDING FEE TERMS. Applicants acknowledge and agree to the following terms regarding the holding fee: 

The holding fee must be paid before we will process your application and remove the rental apartment from the market. The holding fee for this property is $500 to be paid immediately after the receipt of the rental application and non-refundable application fee. Applicants will receive a receipt reflecting their payment of the holding fee. The holding fee is not a security deposit. If your application is approved and a lease is singed in a timely manner by all applicants, then the holding fee will be credited toward the first month's rent. 

If you or any co-applicant at any point withdraws an application, notifies us in writing that you, or your co-applicants, no longer want to rent, or fail to sign the lease(s) within 48 hours of receipt, then we will immediately release your hold on the apartment, retaining 100% of the holding fee as liquidated damages. In such a case, all parties will be released from further obligations. We will notify you in writing regarding the status of your approval within ten days of receipt of your application. If we fail to notify you of your approval within ten (10) days, then your application was disapproved. You may NEVER assume application approval until you receive written notice of approval. The ten (10) day time period may be changed only by separate written agreement. If you or any co-applicant is disapproved or deemed disapproved, we will refund your holding fee to the address provided in your application. The Owner retains full discretion to disapprove of any applicant.
